The Hay-N-Trout Homestead is located between Bozeman, Montana and Belgrade, Montana, west of the East Gallatin River on Middle Creek, approximately one mile north of I-90.

Recreational Opportunities

Fishing:

Middle Creek meanders through the original homestead for about a quarter mile, delivering the angler a private wild trout fishing experience for Brown and Rainbow Trout.

Hunting:

Game species include Whitetail Deer, Ringneck Pheasant, Hungarian Partridge, Meriam Turkey, varieties of ducks and geese and are all consistently present during their respective hunting seasons. Sandhill Crane, Great Blue Heron, and many varieties of raptors visit the property throughout the year. Predators such as fox, coyote, badger, skunk, and raccoon, may be seen on occasion within the boundaries of the property.

There are many other recreational opportunities for the Gallatin Valley visitor or resident. Winter recreation includes skiing, snowmobiling, and ice fishing. Golfing, fly fishing, boating, camping, horseback riding, hiking, and mountain biking, are some of the summer season favorites.

Access

East Baseline Road is a gravel county road from which the private driveway for Hay-N-Trout Homestead is accessed.

Community

Located eight miles west of Bozeman, Belgrade was the second fastest growing town in Montana over the past ten years. An agricultural community, Belgrade is located in the center of the Gallatin Valley. Founded by Thomas B. Quaw in the late 1880's, early residents realized the fertility of the soil in the valley area. Belgrade continues this tradition of agricultural importance and features two annual events highlighting the rich tradition - the Barnes Steam and Power Show in August and the Fall Festival in September.

Belgrade has three elementary schools, one intermediate school for grades four through six, a middle school for grades seven and eight and one high school.

Description of the land

The land at Hay-N-Trout Homestead consist of a very unnoticeable slope toward the banks of Middle Creek. Large Cottonwood and Willow trees distinguish the creek bottom and provide shade and privacy for the home and supporting outbuildings. Deep topsoil supplied with wheel line irrigation produce large yields of hay every year. Some of the property is fenced and there exist some corrals and livestock pens but the current owners do not have livestock on the property.

Elevation, Precipitation, and Climate

Belgrade elevation is approximately 4,727 ft, with the average annual precipitation at 13.8 inches. The annual snowfall is 48.3 inches and the average daily mean temperatures for January is 16.2 degrees, April is 40.7 degrees, July is 66.9 degrees, and October is 44.2 degrees.

Improvements

Main Residence:

The original homestead is in the process of being restored. This home was originally built in 1900 and has approximately 1,200 sf that could be finished to its original beauty. It has been stripped down to the studs and is waiting for your imagination.

Guest House:

The guest home has 1,617+/- sf and is currently being used as the main dwelling. It was completely remodeled in 2004. This home is designed for entertaining with a full kitchen, complete with stainless steel appliances and opens to a large dining and living room area. There is also a second kitchen that is adjacent to another private living room, laundry room with a half bath, and a generous sized master bedroom, master bathroom, and walk-in closet. A modest craft room is located adjacent to the master bedroom. A large two car attached garage serves the dwelling as well.

Barns and Corrals

A classic gambrel-style barn, built in the early 1900's, has been well-maintained over the years. The barn is plumbed for a bath and is heated with electric heat and a woodstove. A genuine gem that serves as the focal point to the property.

Outbuildings

Three machine sheds, three grain bins, an original log structure used as a shop/garage, and a loafing shed, comprise the building compound of the Hay-N-Trout Homestead.

Watching my 8-year-old son catch a 20 inch Brown Trout from the creek, just below the barn, was a thrill we will both remember for a long time.
