The property is located on the east slope of the Pioneer Mountains and borders, in part, public lands (BLM, USFS). The property is located approximately twelve miles southwest of Melrose and about two miles from the Big Hole River. The property is accessed off I-15 at the Glen exit and Rock Creek Road. Rock Creek Road is also a forest service access road and continues on to Brownes Lake and Lake Agnes within the USFS boundary.

Nestled in the mountains near the Beaverhead-Deerlodge National Forest is this unique piece of Montana. 640+/- Acres tucked into the Pioneer Mountains in a rural area approximately 7 miles west of the small community of Melrose. Melrose is on the Big Hole River and sits smack dab in between Butte and Dillon. This sleepy little town is about 30 miles south of Butte and 30 miles north of Dillon, Montana. Dillon, population 4,342 according to the 2000 census, is the county seat of Beaverhead County. Dillon began as a shipping point for the surrounding mining camps to Utah with the connection of the Northern and Union Pacific Railroads. Sheep and cattle were introduced to this agricultural community and Dillon became the largest wool shipping point in Montana in the late 1860’s. Agriculture remains the predominant industry supported by the area’s recreational tourism. Dillon offers a considerable array of commercial, institutional and social enterprises including, grocery, banks, auto-dealers, movie theater, churches, restaurants, hotels and taverns. Barrett Memorial Hospital and two long term elderly care facilities are also located in Dillon. The education system includes two elementary schools, one middle school and one high school. The higher education system includes the University of Montana - Western. Private air craft service is available at the Dillon airport. Expanded international commercial air services are available in Butte (57 miles north) and Bozeman (100 miles east). At an elevation of approximately 5,096 feet, Dillon maintains a moderate climate with annual average precipitation of 11-14 inches per year.
