Location

The Townsend Muley Sanctuary is located in the foothills of the Big Belt Mountains south of the Deep Creek Drainage in West Central Montana. Access is from Highway 12, east of Townsend for 13 miles, then south on a private road for a mile. Private access is maintained through a locked gate. The Helena National Forest shares its boundary for a mile on the north and a half mile on the east. Private ranches border the south and west boundaries of the property.

Recreational Opportunities

Fishing:

Although there isn't any angling on the Townsend Muley Sanctuary, Deep Creek is just a mile down the private road, offering fast action for Rainbow and Brook Trout. The Missouri River is just a short 15 minute drive and Canyon Ferry Lake is closer yet. The Missouri River offers world-class angling for Rainbow and Brown Trout fishing as well as the recently discovered sport of fly fishing for Carp. Canyon Ferry Lake covers a total of 35,000 acres and is 160 deep and offers great ice fishing and lake fishing, boating, water skiing, migratory bird hunting and wind sailing.

Hunting:

If private hunting for large Mule Deer bucks interest you, this fine offering may be ideal. The owner and his sons have harvested bucks scoring above 170 Boone and Crockett points. Other big game include Elk, Black Bear, and an occasional Whitetail Deer. Game birds including Ruffed Grouse and Blue Grouse are also hunted on the property. Most recently the owners have reported seeing Merriam Turkey on the property.

Forest Service Access:

This fine offering shares it boundary with the Forest Service; therefore, the owner enjoys private access to thousands of acres of the Helena National Forest.

Community

Townsend is the closest town with a population of 1,950 and is the county seat of Broadwater County. The town had been laid out and developed in anticipation of the railroad, but is now an agricultural community. Townsend is approximately 35 miles south of the state capital of Montana, Helena. This property is within 45 minutes of the Helena Airport and 70 minutes from Gallatin Field Airport, which services Bozeman. Some of the services offered in Townsend include K-12 school, restaurants, a bank, grocery store, a hospital, churches and motels. Montana State University is located in Bozeman and Carroll College is located in Helena.

Description of the land

Townsend Muley Sanctuary is a section of western mountain land consisting of native grass and timbered draws with gentle, rolling topography as well as steep, secluded, tree covered mountainsides and rock outcroppings. The elevation varies between 5,400 and 6,000 feet above sea level. The area averages 14 to 16 inches of precipitation per year, with temperatures in the summer averaging 73 degrees F and an average of 28 degrees F in the winter. Seasonal springs are evident on the property. This property was subject to a forest fire in 2000, and 80% of this section burned. The Seller has planted 12,000 Douglas Fir and Ponderosa Pine trees since the fire. A federal cost share program to distribute water and fencing throughout the property, enabling the rotation and management of livestock grazing, has been implemented by the Seller. At the time of this writing, the livestock water has been distributed to three different areas of the property with stock water tanks installed, leaving the fencing yet to be completed. The Seller estimates a total of seven miles of both perimeter and interior fencing to be installed.

Improvements

Cabin & Well

The Townsend Muley Sanctuary is improved with a small cabin and a domestic well. The well produces 23 gallons per minute and water lines have been buried to three stock water locations on the property. The well is located next to the cabin near the center of the property. The small cabin is equipped with a wood burning stove, a loft sleeping area and a covered porch. A generator is used for electricity to run the pump for the well and the lights for the cabin.

Roads

Accessing beautiful building sites or a favorite vista is easy from the interior roads strategically located throughout the property.

I like the Townsend Muley Sanctuary for a number of reasons. First, I like it's location with the trophy bull elk managed area of the Elkhorn Mountains located to the west as well as the trophy bull elk management in place on Ted Turner's Bar-Nun Ranch south of the Townsend Muley Sanctuary. The location is situated for a potential trophy bull elk to be harvested on the property or the bordering Forest Service Lands. Second, the proven mule deer buck quality allows the hunter trophy expectations in the years to follow. Third, the privacy and convenience the property has with it’s topography and it’s access behind the locked gate. Finally, I like the agricultural value and the income potential to summer approximately 60 pairs, with easy grazing management and water distribution throughout the property. This property is truly a value in our market.
