Location

The Romar Ranch is situated approximately four miles southwest of Columbus, off Montana Hwy 78. This one of a kind offering features a combination of Stillwater River frontage, Shane Creek, Sheep Creek and two springs all on 40 acres. The immaculate home built in 1994 has two levels with a lower walkout basement. There is an additional 24 x 40 shop along with the oversized two car garage which is attached to the home.

Acreage

If you are looking for a horse set up. It doesn’t get any better than these improvements. The eight stall barn is insulated, has stall mats and individual waters, heated tack and bathroom with warm water for bathing horses and its own septic. It has an arena and loafing sheds in all paddocks. Current owners raise and show cutting horses so also set up with mechanical cow working area.

Recreational Opportunities

The Romar Ranch has it all when it comes to recreational opportunities. One of the nicest features of the offering is the Stillwater River frontage which gives the angler his own private sanctuary for landing the every so elusive trout. The property goes to the center of the Stillwater and is bound on the other side of the river by State lands to protect your privacy. The river bottoms are teaming with whitetails and it is not uncommon to see groups of 30-40 deer out your back door.

While previewing the property, I came across a nesting sandhill crane which is pictured at the right and a multitude of Canadian geese which were flitting about during the mating season. Shane Creek and Sheep Creek both meander through the property and there is an unnamed tributary of the Stillwater which also cuts through the property. There are upland birds and ducks which also migrate to the area to satisfy the winged hunter. The two springs on the property keep open water year round and Shane Creek is really a beautiful creek which you can overlook from the back of the home. Rarely do you find an offering of this size which has all of the amenities of a much larger recreational offering.

Improvements

The improvements on this property are second to none with an 8 stall horse barn complete with heated tack room, bathroom, warm water with wash rack, concrete floor with rubber mats in the stalls and wide alley with doors at each end of the barn. The shop is insulated, has a wood stove, concrete floor, large overhead door, 220 electrical service, peg boards for hanging tool and benches.

All of the pens and paddocks have electrical wires on the pole fencing to alleviate your horses chewing on them. The corrals and pastures all have loafing sheds for livestock shelter.

Main Residence:

The home on the property was built in 1994 and features almost 5,000 sf. All of the rooms are exceptionally large with a sunken living area and windows placed to capture the most spectacular views imaginable of the Beartooth Mountains. The living room has a pellet stove for that quick warm up but the entire home has hotwater baseboard heat. The exterior is a no maintenance vinyl siding and the living area has lovely built in cabinetry for curio display and entertainment center.

A formal dining area sets between the living room and kitchen which features tile counter tops and includes a trash compactor, disposal, dishwasher and large kitchen island. There is also a wet bar. The kitchen has a built in desk with lots of solid oak cabinets, a large pantry area and the kitchen has sliding glass doors which lead to a redwood deck. The mudroom is just off the garage door entry and a 1/2 bath is conveniently located across from the mudroom. The laundry area is also on the main level with lots of storage and counter space to fold clothes.

The home is set up so all of your living area, laundry area, and master bedroom are all on the same level. There are guest quarters downstairs complete with their own kitchen and the main level also has an additional bedroom which the current owners use as an office, so they never have to leave the main level.
The master bedroom is huge and features his and hers walk-in closets. The master bath has a long vanity with double sinks, titled counter tops, linen storage and glass doored shower. This is not your average master bath.

The majority of the rooms have ceiling fans and one of the best features of the home is the floor plan. You can see the pictures below of the mud room, half bath and laundry area which are all situated off of the oversized garage. The guest bedroom upstairs also has a 3/4 bath conveniently located next to it.

Guest House:

The walkout basement has a full kitchen so guests can be self-sufficient and they have their own entry from the downstairs patio area which is perfect for entertaining. There are two bedrooms with egress windows and one without and a full bath. All of the bedrooms are extremely roomy.

Barns and Corrals

In addition to the barn, loafing sheds, and shop there is a 12 x 24 3-sided hay storage building located conveniently behind the barn.

The current owner has a significant investment in irrigation equipment and this will convey along with all of the electric waterers which have been installed in all the paddocks and in the stall barn.

Water Enhancements

The irrigation is set up to efficiently water the entire acreage with minimal work. Some of the lower lying areas on the ranch are subirrigated and there is a definite potential to develop the springs into more waterfowl habitat. You will see many ducks and geese frequenting the property along with a multitude of deer. The many trees and abundance of brush cover along the riparian areas of the streams and Stillwater River create a haven for wildlife.

Water Rights

The property has water right which are associated with the Shane Creek Ditch Company and the yearly fees associated with them are approximately $150/yr. There are also two wells which serve both domestic and irrigation water. The power for the sprinkler system is controlled by Northwestern Energy. The home lawn has an underground sprinkler system which is on a well and there is also a 15 head underground sprinkler system on the east side of the home which keeps the pine trees and pastures near the home irrigated. There are also two 300 foot reels with hoses which irrigate the South pastures.
