Location

The Badger Pass offering is located approximately 20 miles west of Dillon, Montana in the Grasshopper Valley. This 800+/- acres of native range land borders public land (BLM) and has a wonderful year round spring on the property. The access is off of Taylor Creek Road then a short distance across BLM to the southern boundary of the property. The property has been historically grazed for summer pasture but would make a very private retreat.

Acreage

There is an improved spring which has a gravity fed pipeline to a watering tank below the spring. The spring itself is fenced so livestock and wildlife do not trample the site but still have access to stock water at the stock tank below. The property is fenced and it is evident that there was a reservoir below the spring at one time. There was also a manufactured home which was removed from the property but there are a number of building sites to chose from. The home used the spring for domestic water and a generator for power. There are no structures on the property at this time.
There are water rights from the spring and they will transfer at closing. The property does have a deed restriction which allows for only one building site. You will see an abundance of wildlife species including deer, antelope, and elk in the winter months, a multitude of raptors and an occasional sage grouse.

Recreational Opportunities

The Badger Pass offering is situated within reasonable distances of some of the most diverse recreational attributes of the region. The nearby Beaverhead-Deerlodge National Forest is home to numerous mountain ranges, rivers and spotted with mountain lakes, and gives access to literally thousands of acres of public lands for all types of recreational enjoyment including hiking, hunting, fishing, cross-country & downhill skiing, camping, backpacking and more! Within a half hour of the property is sensational downhill skiing at Maverick Mountain in Polaris or Lost Trail Pass just one hour away near Wisdom. Just minutes away is some of the best stream fishing that Montana has to offer on Grasshopper Creek or try the premier trout waters of the Big Hole or Beaverhead Rivers. Clark Canyon Reservoir, located south of Dillon allows boating activities and are used for year round fishing.

The surrounding area is rich in historical landmarks including the state’s first territorial capital, Bannack, located 10 miles south and the Big Hole Battlefield located near Wisdom, Montana approximately 40 miles northwest. In 1805 the Lewis & Clark Expedition traveled through this area reuniting Sacajawea with her Shoshone tribe. Numerous trail sites dot the area including the Camp Fortunate site near Clark Canyon Reservoir and Lemhi Pass to the south near Grant.

Community

Dillon, located approximately 17 miles north east of the property, boasts a population of 4,342 according to the 2000 census, and is the county seat of Beaverhead County. Dillon began as a shipping point for the surrounding mining camps to Utah with the connection of the Northern and Union Pacific Railroads. Sheep and cattle were introduced to this agricultural community & Dillon became the largest wool shipping point in Montana in the late 1860's. Agriculture remains the predominant industry supported by the area’s recreational tourism.
Dillon offers a considerable array of commercial, institutional and social enterprises including, grocery, banks, auto-dealers, movie theater, churches, restaurants, hotels, & taverns. Barrett Memorial Hospital offers a large range of medical & specialist services to surrounding area residents. Two long term elderly care facilities are also located in Dillon. The education system includes two elementary schools, one middle school and one high school. The higher education system was established in 1892 with The Montana Normal College & now called University of Montana-Western offering both associate and bachelor’s programs. Private aircraft service is available at the Dillon Airport with a 6,500 ft paved strip & in Twin Bridges (28 miles North) with a 4,300 ft (60 ft wide) paved strip. Expanded international commercial air services and expanded social enterprises are available in Butte (70 miles north) and Bozeman (130 miles east).

Elevation, Precipitation, and Climate

The elevation at the property is around 5,100 ft above mean sea level. This area of Southwestern Montana maintains a moderate, semi-arid climate with annual average precipitation of around 11-14 inches per year. Average annual temperatures range from the winter lows of 12-46 degrees F to summer highs of 42-83 degrees F. Montanan’s often quote the old adage, “if you don’t like the weather, wait five minutes—it’ll change.” This certainly holds true!
