Located on the west side of the Bridger Mountains, this exceptional property offers, privacy, incredible views and easy access into the adjacent national forest.
The property features productive hay fields, an owner’s home, alpine meadows, a hunting cabin and an evergreen forest punctuated by Mill Creek.


The property consists of seven separate tracts totaling approximately 719 acres, located about 16.5 miles from the inter-section of Frontage Road and Springhill Road. Eleven of those miles are paved. Traveling north, Springhill Road turns into Rocky Mountain Road. This is an all season Gallatin County Road that is well maintained.

Description of the land

According to public records, the property has 500 acres of grazing land; 170 acres of fallow land; 26 acres of forest; 14 acres of wild hay and a one acre farmstead. Historically about 180 acres of the property have been harvested for hay production. These fields are located in the western portion of the property, close to the owner’s home.

Elevation, Precipitation, and Climate

The property lies between 5,360 and 6,200 feet in elevation. The lowest part of the property is at the far western edge and gradually rises as the land heads east toward the mountains.


The owner’s home is sited on a rounded hill providing incredible views the Bridger Mountains, north toward Sixteen Mile and the entire Gallatin Valley to the south.
This sunny location is far enough from the county road to provide a great degree of privacy.

Guest House:

A small A-Frame cabin is nestled above an arm of Mill Creek and near the Gallatin National Forest border. This location is extremely private, yet allows views of the Bridgers and is within a few minutes walk from the mouth of Mill Creek.


The property is home to deer, elk, bear and upland birds such as mountain grouse. Should a new owner desire to construct a pond, or other water feature, the appropriate permits would be required and research would be required to see if a pond (matching the criteria of a new owner) would be permitted.

Water Rights

The property has a National Forest Service water use permit, valid through 12/31/2040. According to the Warranty Deed, the property also has a water right to 50 miner’s inches of water from Mill Creek and 20 miner’s inches from a spring.
